A commercial developer purchased a 5-acre tract just outside of Macon, GA, to build a new light-industrial equipment warehouse. The lot was a challenging mix of unmanaged secondary growth, heavy Central Georgia red clay, and an unpredictable slope. The critical hurdles included:
Massive Topsoil Stripping
Over a foot of organic matter and loose topsoil needed to be stripped away to reach the stable clay subgrade required for heavy equipment.
Engineered Compaction
The building pad required strict, documented compaction levels to support thick concrete slabs and heavy machinery without settling.
Erosion Control Strictness
Because the site bordered a local creek, strict state environmental controls required immediate silt fencing and a temporary retention basin.
